Tenants of £1,250 a month Arsenal flat have to shower in the kitchen

It’s a sad state of affairs when you hear a London flat is going for £1,250 per month and your first thought is ‘hmm, not a bad price’.

Yet this Islington studio may not be worth the price point for many – particularly those who like to shower and cook in separate rooms.

The rental pad is located just a short walk away from Arsenal’s Emirates Stadium, and has been described by agents as a ‘great opportunity’ for a ‘couple of friends’.

Comprising one room and a separate WC, it comes furnished with a double bed, wardrobe, bedside table, and two wooden chairs (although apparently no table).

The kitchen has a small sink, two hob rings, a shelf, and cabinets.

However, the apartment’s shower – offering little privacy with a clear glass screen – sits at the end of the kitchen worktop, which also houses a bathroom basin.

The corner shower and kitchen area is only set apart from the bed by linoleum flooring, while the space is so tiny it appears the toilet door is unable to be fully opened due to the wardrobe blocking it.

No square footage has been provided for the odd setup, in a three-storey building just 50m from the entrance to the Gunner’s 60,000-capacity stadium, but roomy it certainly is not.

Being let by Upper-Class Estates and advertised on Rightmove, its dingy decor and lack of space has drawn ire from househunters online.

‘My eyes must be deceiving me,’ said one commenter.

‘This must be a joke. Live in your kitchen and bathroom for £ 1,250 a month? Are you insane?’

Another quipped: ‘You can take a shower and keep an eye on food cooking on the hob. What’s not to love?’

‘Shower placement is wild,’ added a third person, while one more wrote: ‘Oh my God, that’s disgusting.’

The property listing doesn’t mention the unique layout, instead boasting about its proximity to the football ground and overall location.

It reads: ‘We are pleased to present this self-contained studio apartment to rent, in a prime location.

‘Located on the same road as Arsenal Stadium and close to the Metropolitan University, Arsenal, Highbury and Islington, Caledonian Road Underground station, and Drayton Park Mainline stations.

‘There are many excellent amenities nearby on Holloway Road including shops, cafes and restaurants.’

Agents go on to explain that the flat is double glazed, with a ‘fitted kitchen, bathroom, and large bedroom area’ – large being a fairly subjective term here.

They also highlight council tax, electricity and water are not included in the rent of £1,250 per month, before describing it as a ‘great price and great location.’

They’re not totally exaggerating either, as Foxtons places the average rental price of a studio apartment in Islington at £1,824 currently.

The question is: is the bargain worth the lifestyle you’d have to lead in this super compact home?
